Would the cost of building an extension be offset by the increased property value?

We are often asked about the potential profit of extending homes. First of all we always like to mention that you cannot put a price on life quality. If you are thinking of adding an extra bedroom to a family home where you expect to spend the next 20 or 30 years, then it’s a worthwhile investment for lifestyle reasons.

 

However, if you are looking at this purely as an investment, you might want to consider the value of the street and the market expectation for that area. For example, you most likely wouldn’t raise the value of your property by a lot if you extended from a 2 to a 3 bedroom house in an area where 3 bed homes are preponderant. If the area is mixed, then it may make a difference.

 

Another issue to take into account is the SDLT (Stamp Duty Land Tax) and whether your current property is near the upper threshold. If the profit you make increases the price enough for the SDLT to jump to the next threshold, most buyers would be put off.
