"Why use an Architect to submit your plannning application"?


This blog comes from a recent chat with a graphic designer. The designer said something to the effect of “I’m pretty good on CAD and I know exactly what I want. I’m going to produce my own planning drawings and submit them to the local authority. When I get approval, can you prepare Building Control drawings for me?”


“Of course we can” I responded “but before we go any further, can I ask you a few questions?”. Sliding him a pen and paper I asked him to quickly sketch what he intended to build. He proceeded to doodle a single storey extension of around 4.5m deep, full width of the house, mono-pitch roof and a fully glazed panel in the end wall. (sketch A).


At a glance, it all looked pretty good (and here comes the but)




The designer had unknowingly created inherent difficulties which would cost him more money in the long run to build and would actually make his planning application void, causing him to have to reapply.


Roof Pitch – the length of the extension (x) is directly proportional to the height of the roof (y).

For a tiled roof, the standard pitch is at least 22.5 degrees. There is a way round this, by reducing your pitch to 17.5 degrees but increasing your ‘headlap’ to 100mm – in short, you use more tiles. If you can’t hit the 17.5, you have to use an alternative, which will most likely be more expensive and will definitely void your planning approval.


The end opening forms an important part of the structure.

In the sketch, he had shown a full width glazed opening. We can build this, but it’s not easy and it’s certainly more expensive than traditional building methods. The easy, cost effective way to do it is as per the sketch B, but again, this would require him to reapply for planning approval.

By trying to save a very small percentage of his overall cost, avoiding getting his scheme properly designed in the long run would have cost him more money in the build and he would have had to reapply for planning approval.


In short - if trying to keep to a budget, its even more important to use a qualified Architect. They will probably save you money.
