We reveal the things that can help you make the most of the biggest purchase you will probably make in your life. These questions and tips should make you a much better informed, confident buyer, whether buying a new home, a house as an investment property, a flat or an apartment. These points apply not only when you buy a property, but also when you rent.


It doesn’t matter if you are a first time buyer or an experienced property developer, there are still little details you need to check.



The Area


• What council tax band is the property in?

• What are your neighbours like? Is there a school nearby and would you mind the noise that comes with it? Is the property near a busy road that’s likely to cause a lot of noise? Also consider knocking on the neighbours’ doors for a chat and an honest opinion of the area.

• How would your everyday life be influenced by your new location? Spend at least 30 minutes walking in the general area at daytime and night time and try to drive from the property to work during rush hour to check your travel time.

• What amenities are there? Are there enough shops and good transport links to suit your lifestyle?

• Check the crime stats of the area on

• Are mobile phone reception and broadband speed good in the area?

• Are there any large trees or water courses within 50m of the property?

• If you are buying the property as an investment, what is its average and historic street value? Check here:

• What is the planning policy for the area? Are there any limitations, such as in conservation areas or tree preservation areas?

• Are there any planning approvals for other buildings or land in the area?



On the Outside:


• Is the building itself a Listed Building? If so, do existing alterations have listed building consent?

• Check to see if there are any loose tiles, loose fascia or signs of subsidence

• Check that the flashing is secure and look for slates slipping or missing from the roof

• If the building is rendered, check if any bits have been blown. For brickwork, look closely at the pointing.

• Are the windows double glazed and do their frames seem secure? Have any of the double glazed units broken down?

• Is there any secure allocated parking?

• Does it have a garden you would need to upkeep?

• Check the orientation of the house or flat to see if you’ll have the benefit of any sunny South facing rooms



On the Inside:


• Does the building have any development potential? Can you extent to the side or rear? Can you add value to the property by building a garage, a sun room or a conservatory?

• Check the hot water system and the water pressure to see if it’s to your liking

• Check the boiler: how old is it? What is its service history?

• Investigate into hairline cracks on the walls, especially if any of them are large

enough to put the edge of a 10p coin in

• Check thoroughly for damp; even if there aren’t any physical signs, pay attention to whether you can smell damp. You will find rising damp at low levels and penetrating damp at higher levels.

• Are there any exposed wires or loose plug covers?

• Would you need to invest in any new finishing or decoration, such as new floors or repainting the walls?

• Are there enough power sockets for your needs?

• Important one: is there enough storage space for all your stuff?
