We are going to share with you an example of an outline business plan we carried out in late 2011. For the purposes of client confidentiality etc we have redrafted this in generic terms, but should still serve as a good example. The site in question is a standard 3 storey Public House, in one of the towns in Greater Manchester. The property had been marketed for an extended period of time, receiving little interest. We proposed 3 options that are based around achieving planning approval for change of use in order to make it more marketable.

 

Option 1: 4 x 1 bed flats at 350ft² + 2 x 400ft² ground floor office suites.

Architects design fee as discussed - £2000

Statutory Fees – Planning £2010

EITHER SELL AT THIS POINT OR DEVELOP

Build cost assumed – 4 x £15k + 2 x £10k = £80,000

Gross monthly income potential – 4 x £400 + 2 x £400 = £2,400 / month (£144k over 5 yrs)

 

Option 2: 2 x 2 bed flats at 700ft² + 2 x 400ft² ground floor office suites.

Architects design fee as discussed - £2000

Statutory Fees – Planning = £1340

EITHER SELL AT THIS POINT OR DEVELOP

Build cost assumed – 2 x £20k + 2 x £10k = £60,000

Gross monthly income potential – 2 x £500 + 2 x £400 = £1,800 / month (£108k over 5 yrs)

 

Option 3: 6 x approx 400ft² office suites.

Architects design fee as discussed - £2000

Statutory Fees – Planning = £1340

EITHER SELL AT THIS POINT OR DEVELOP

Build cost assumed – 6 x £10k = £60,000

Gross monthly income potential – 6 x £400 = £2,400 / month (£144k over 5 yrs)

 

The prices above were created to give the client an indication of potential costs of submitting for change of use, but you can begin to see how for a little investment, an empty property can be more marketable in a slow market. We also gave the client the opportunity of considering the long term plan of making an income by holding on to the property for 5 years until the market picks back up.
