How much will an Architect cost?

 

 

 

 

 

 

 

 

 

 

 

 

 

Traditionally there are 3 "standard" ways an Architect may charge:

 

1. Percentage of Build Cost (can be anywhere from around 5% to 15% depending on several factors)

 

2. Lump Sum Fee / Contract Sum (most popular for home owners / small clients as they are aware of total cost at outset)

 

3. Hourly Rate (generally reserved for feasibility work or when on a retainer)

 

 

All three ways generally bring the Architect to a similar answer. There is a relationship between the type of the project, its build cost and the amount of hours required. Now you may be asking how can a £50,000 shed and a 2 storey house of similar build cost have the same amount of hours? The Architect will pre-set percentage fees so a shed might be 3% or say 25 hours work as it is relatively simple where as the house may 6% or say 50 hours work. Ultimately, what it comes down to is how many hours will the job entail multiplied by a charge out rate.

 

So let us take a simple case study that most people can relate to.

 

Single storey house extension of approx 5m wide by 4 m deep of standard construction on a standard site with no problems. The project is located in the Northwest where average build cost is approx £1200 / sq. m (this is an estimation and could be as much as £2000 / sq. m). We will assume that we live in a wonderful world where VAT does not exist so total build cost £24,000 excl fixtures and fittings.

 

 

Method 1 – Lump Sum

 

For Planning - Approx 10 hours work to design, draw up and lodge with planning - approx £500 - £600 (plus statutory fees and costs of circa £200)

 

For Building Regulations - Approx 12 hours work to draw up and lodge with local authority - approx £600 - £750 (plus statutory fees and costs of circa £625)

 

Total to client - £1100 - £1350 (plus statutory costs and fees of circa £825)

 

Method 2 - Percentage Cost

 

The Architect knows it is will be simple house extension and from experience will be able to tell that the fee will need to be between 5% and 10%.

 

6% of £20,000 is £1200 at approximately 45% for planning and 55% for building regulations (plus statutory costs and fees of £825)

 

 

Hope this clears it up for you a little. Two pieces of advice I always give to people when pricing a project:

 

1. Always check the ARB register to make sure you are talking to an Architect and not just some guy who has done a drawing course in the local college.

 

2. Always get a lump sum fee for planning and a lump sum for building regulations. Do not start the building regulations until the planning is decided, as you will have to pay the fee no matter what the outcome.
