When is the Best Time to Appoint Your Architect?

We were recently asked by a client how long Planning and Building Regulations Approval are valid for. This made us think of other timescale considerations and about the time you need to schedule in before you even apply for these, so thank you, Carmen, for the question!

 

By law, Planning Permission expires after a certain time. Generally, you have three years from the date it's granted to begin the development. If you haven’t started building by then, you will probably need to reapply. Building Regulations approval will also be valid for three years after it’s received.

 

However, if you are trying to postpone the application submissions to make sure that they don’t expire too soon, you might also want to consider the time it takes to receive approval.

 

This is the timeline that we suggest to clients when they ask "How long before I can start to build my project?"

What that means is that from the time you appoint your Architect, it will potentially take 6 months before you start on site. Keep in mind that any decent builder will most likely not be able to start straight away. We also advise clients that it is not ideal to start building a project between December to February.

 

In the last three months of the year, we often hear clients saying to us that they intend to appoint us in the New Year, after the holidays. As you can work out from the above diagram, those three months are actually one of the best times to start the design process, so that you'll be ready to start building in the sunny months of spring and summer, when there's no chance of frost.

 

This of course depends on the complexity of the project and you can use the timeline above to try and predict the course of yours.
